REAL ESTATE DO'S & DON'TS
FIVE Proven Do’s & Don’ts When Selling Your Home
RULE #1: DO CHOOSE YOUR REALTOR WITH UTMOST CARE
Selling a home can be one of the most stress-inducing events during one’s lifetime. You need an experienced, trustworthy agent with a proven track record. They should also have extensive knowledge of the local real estate market and be a part of a flourishing team. Don’t be fooled by the message that if you hire a team, you won’t receive the attention you deserve. This just isn’t true. Our team assigns not only one, BUT two agents on every listing to ensure all of the bases are covered all the time. Hiring a TOP agent/real estate team that has committed their career to sell houses versus a part-time agent selling real estate on the side can also save you time, money, and stress.
RULE #2: DON’T MAKE ANY HOME IMPROVEMENTS OR ANY PROPERTY ADDITIONS WITHOUT FIRST SPEAKING TO OUR TRUSTED TEAM OF EXPERTS
This may be the #1 mistake made when contemplating the sale of your home. As an experienced team of agents, we know what improvements will bring value, and which to forego. During your FREE home consultation, to avoid the pitfalls so many have fallen prey to, we will give you a customized list of “do’s and don’ts”.
RULE #3: DO BE COMPLETELY HONEST WITH THE CONDITION OF YOUR HOME WITH YOUR REAL ESTATE AGENT
Hiding broken fixtures or water leaks will only delay the sale of your home and cause you more considerable angst in the long run. BE COMPLETELY HONEST with your listing agent about any issues in the house. They will be able to create a list of “must fix” items and also give you an index of reputable companies to assist with any renovations or repairs outside of your scope of knowledge and or ability.
RULE #4: DON’T OVERPRICE OR UNDERPRICE YOUR HOME
Overpricing your home will most likely push buyers towards larger and or better-upgraded house in the same price range. If your home sits on the market too long, it could become a stale listing even after you lower the price, making it harder to sell than had you listed it appropriately from the start. Underpricing your home could cause you great remorse and even financial constraints. A Comparative Market Evaluation (CME) is a comparison of other properties in your area that have recently sold and is a must when finalizing the sale price of your home. We offer a FREE CME to anyone considering a move.
RULE #5: DO HIRE A REAL ESTATE TEAM WITH AN AGGRESSIVE MARKETING APPROACH
An effective marketing plan must be aggressive! We believe in bold, distinct advertising that puts your home in the forefront of every potential buyer. We do this through print in local publications, brochures, mailings, social media channels, customized open-houses, and professional photos and videography.
